Flat Manager is one of the largest real estate management companies in Eastern Europe, which rents out properties on a short-term basis through platforms such as Airbnb. We have also developed our own platform aimed at business clients and digital nomads, whose stays vary from 2 to 52 weeks - FlatAway.bg. The only segment in our field that we did not cover was the long-term lease with a duration of over 1 year. Since March, Flat Manager has also started managing properties that are rented out in the traditional way, but the service we offer to owners and tenants is not traditional.

LTRM (long term rental management) turns a residential property into a serviced apartment with a concierge.

We offer landlords to take full care of their property, which includes repairing damage, collecting rent, monitoring the regular payment of utility bills, inspections of apartments and refreshments when changing tenants.

Tenants get access to a 24-hour concierge service, through which they can order cleaning, laundry, repairs and other services. They also receive discounts for activities, excursions, restaurants and bars. These services in the context of long-term rents raise the monthly rent of the property, and the property itself falls into another class - serviced apartment.

The LTRM service has a fixed monthly fee of 60 euros, which is equal to the expected increase in rent due to the additional services provided to tenants. For higher class properties, the management fee is significantly lower than that of any other company on the market. The finding of a tenant is paid separately by the landlord and the commission is equal to 1 month rent (excluding VAT).
